The figures come from the official record of actually paid sale prices kept by the FBiH and Republika Srpska geodetic authorities, covering 134 cities and municipalities in total.

- Every average covers a rolling 12-month window. Counts and total values are cumulative.
- Figures are rounded on public pages: price per m² to the nearest 50 KM, sale counts to the nearest ten.
- A dash means too few qualifying sales in the window for a reliable figure, not zero.
- Averages are never blended across property types. An apartment, a garage and a hillside plot in one mean would describe nothing.

- Where does this price data come from?
- From the official record of actually paid real estate prices maintained by two government authorities: the Federal Administration for Geodetic and Property Affairs (FGU) for the Federation of Bosnia and Herzegovina, and the Republic Administration for Geodetic and Property Affairs (RGURS) for Republika Srpska. These are contract prices from completed sales reported to the authorities, not asking prices from listings.
- Are these asking prices or actual transaction prices?
- Actual transaction prices. Every figure on mapa.ba's price pages comes from concluded sale contracts. Where an asking price from a listing is shown anywhere on the site, it is labelled as such and kept separate from recorded sales.
- Why is every average limited to the last 12 months?
- Because price per square meter in Bosnia and Herzegovina has roughly doubled since 2011. An average spanning 2011 to today describes no market that ever existed. Averages and medians use a rolling 12-month window; cumulative facts such as total sale counts and total value are all-time.
- How far back does coverage go?
- Republika Srpska publishes from 2011 and the Federation of Bosnia and Herzegovina from 2015, so cross-entity comparisons before 2015 are not symmetric. Recent months are always incomplete, since a sale takes time to reach the register.
- Can this be used as a property valuation?
- No. mapa.ba also publishes an automated valuation estimate (AVM), but it is an orientation figure, not an appraisal. Lending, court, inheritance and tax purposes in Bosnia and Herzegovina require a certified appraiser or court expert.
- Is the data free to use?
- The underlying records from the official registers are public. mapa.ba claims no ownership over them. The mapa.ba layer - the compilation, geocoding, valuation estimates and indices - is published under CC BY-NC 4.0. Commercial integration requires a separate agreement.
